Learn MoreServing Piscataway Homeowners
Piscataway is home to much of Rutgers University's Busch and Livingston campuses and a mix of single-family houses, townhouses, and rentals. With a median home built in 1975, the usual list is doors that have settled, drywall patches, worn trim, and faucets and fixtures at the end of their life, replaced like-for-like. We book Piscataway the same way as everywhere else: one flat price, agreed before we start.
Mid-1970s Houses and the Wear They Show
Piscataway's homes cluster around one era. According to the Census Bureau's American Community Survey 2020-2024 estimates, the median home here was built in 1975, and 57% of the township's housing went up before 1980. Only 17% dates from 2000 or later, and 5% from 1939 or earlier.
A house approaching fifty years old usually carries several generations of repairs. As general knowledge, not a diagnosis of your home, the things that wear out at that age are the parts people touch every day: hollow-core interior doors with tired hinges, bifold and sliding closet doors that jump their tracks, baseboard and casing that has pulled away from the wall, bathroom grout and caulk past their useful life, and switches and receptacles that have gone loose or cracked. Walls in older rooms often hold years of anchors, patches, and paint, so a clean repair sometimes means a slightly larger patch than the hole itself.
The ACS also shows a mixed ownership picture: 64% owner-occupied and 56% single-family detached, with a median of 5.6 rooms. Plenty of Piscataway homes are rentals, townhouses, or attached units, and owners of those can book exactly as homeowners do. Landlords managing several units can see our property manager page.
One of New Jersey's Oldest Townships
Piscataway was formed in 1666 and incorporated in 1798, and it is the fifth-oldest municipality in the state. Parts of it were later split off to form Raritan Township (now Edison), Dunellen, Middlesex, and South Plainfield. The ACS counts about 61,297 residents.
Rutgers University's Busch and Livingston campuses take up significant parts of the township, along with SHI Stadium. Interstate 287 runs through the middle, with exits 6 through 9 inside Piscataway. Residents use place names such as Arbor, Bound Brook Heights, Fieldville, Lake Nelson, New Market, North Stelton, Possumtown, Randolphville, and Riverview Manor.
The township also keeps some of the area's oldest buildings in public view. The Metlar-Bodine House has portions dating to 1728, the Road Up Raritan Historic District holds nine historic homes along River Road, and East Jersey Old Town Village in Johnson Park gathers 16 relocated farmhouses. Historic structures like those are for specialists; our work is the ordinary houses around them.
Bathroom Repairs, Not Bathroom Remodels
A plain note, because people ask: we don't do bathroom remodels. That means no gutting, no new shower pans or waterproofing, no tub-to-shower conversions, and no moving plumbing. If your bathroom needs that, a remodeling contractor is the right call.
What we do in bathrooms is the no-demolition work that keeps a dated room usable and clean. Regrouting, recaulking, and cracked-tile swaps take out most of the mildew and stains. Grab bars go into studs or rated anchors, never drywall plugs. Shower doors get installed or adjusted. And faucets, toilets, and vanities get swapped like-for-like where the piping stays where it is.
The Rest of a Piscataway To-Do List
Most requests are a mix of small items. The ones that suit Piscataway's 1970s-heavy housing:
- Drywall patches and cracks, blended to the surrounding wall
- Interior and exterior doors replaced in the same opening, plus locks and strike plates
- Trim, shelving, and closet fixes, including baseboard that has separated
- Seasonal maintenance: dryer vents, weatherstripping, screens, and squeaky floors
- Wall mounting for TVs, shelves, and mirrors, anchored properly
Pre-1978 Paint and the Six-Square-Foot Line
With more than half of the township's homes built before 1980, lead paint is worth knowing about here. The ACS groups by decade, so its 57% figure is an approximation; the federal rule uses 1978. Under the EPA's Renovation, Repair and Painting rule (40 CFR 745), any job in pre-1978 housing that disturbs more than 6 square feet of painted surface in a room, or more than 20 square feet on the exterior, must use lead-safe practices and be carried out by an EPA-certified firm.
Small work, such as filling anchor holes or patching a doorknob dent, stays far under those limits. Scraping a whole window wall or replacing every piece of trim in a room may not. If you know or suspect your home was built before 1978, tell us when you send the list so the scope is decided before work begins.
No Permit, or a Trip to the Township
The state construction code lists work called ordinary maintenance (N.J.A.C. 5:23-2.7) that needs no permit in one- and two-family homes. Examples include painting and wallpapering, replacing glass in a window or door, swapping a door in its existing opening, trim and molding, built-in furnishings like cabinets, repairs to non-structural porch and deck parts with like materials, and changing a faucet or a light fixture for a similar one.
Once a job changes framing, moves a fixture, or adds a line or circuit, it needs a permit from the Piscataway construction office, and the wiring and plumbing parts belong to licensed trades. We stay on the ordinary-maintenance side and tell you plainly when something on your list does not.
What a Handyman in Piscataway Costs With Us
Three flat packages: Visit, $345, up to 2 hours; Half Day, $595, up to 4 hours; Full Day, $1,095, up to 8 hours. A single itemized job runs $175 an hour and never costs more than the package that would cover it. Materials are priced before we start.
National numbers for comparison come from HomeGuide's handyman cost guide, dated August 2023: self-employed handymen at $50 to $80 per hour, companies at $75 to $125 per hour, both before materials, plus minimum charges that commonly run $75 to $200 and material trip charges of $30 to $80. These figures are national, not specific to New Jersey.
If a job totals more than $500, New Jersey law (N.J.S.A. 56:8-151; N.J.A.C. 13:45A-16.2) requires a signed written contract listing the start and completion dates, the total price, and the contractor's registration number. Ours is NJ HIC #13VH13918800. The law also gives you three business days to cancel after signing.
Piscataway Questions
Can you redo my whole bathroom?
No. Full remodels, retiling, and new shower pans are renovation work, which we don't take on. We can regrout and recaulk, replace cracked tiles, install grab bars and shower doors, and swap fixtures like-for-like. If the room needs more than that, we will say so and you can bring in a bath contractor.
I rent my home in Piscataway. Can I book you?
Yes, with your landlord's permission for anything attached to the building, such as a TV mount or a grab bar. Furniture assembly, shelf hanging, and other small jobs a lease allows are a good fit. Send the list and photos and we will price it the same way.
