Learn MoreServing North Brunswick Homeowners
North Brunswick mixes detached houses with a large share of townhouses, condos, and apartments: only 39% of homes are single-family detached, per the Census Bureau's ACS. With a median home built in 1982, many houses and units are at the age where original doors, fixtures, trim, and decks often need replacing. We match the existing styles and materials so the repair doesn't look like a repair.
A 1980s Median and a Lot of Attached Homes
North Brunswick's housing sits between the old and the new. Census Bureau ACS 5-year estimates for 2020-2024 give a median year built of 1982, with 46% of homes built before 1980, 15% built in 2000 or later, and 5% from 1939 or earlier.
What stands out more is the type of housing. Only 39% of homes are single-family detached, well below the Middlesex County figure of 52%, and 57% are owner-occupied, so a large part of the township lives in townhouses, condominiums, and apartments. The median home has 5.5 rooms.
For houses and units from the late 1970s through the 1980s, a few repairs come up again and again as general knowledge: sliding and bifold closet doors off their tracks, original interior doors that have warped, kitchen and bath faucets on their second or third replacement, bathroom exhaust fans that have gone loud or stopped moving air, and wood decks of that vintage with boards and railings that need attention. In attached homes, the line between what you fix and what the association fixes shapes every list.
Working Inside an Association's Rules
Most condo and townhouse associations maintain the building exterior, roofs, and common areas, while owners handle everything inside their unit. Your master deed or bylaws decide the exact split. Before booking anything on a shared wall, an exterior door, a deck, or a fence, check whether your association needs to approve it or wants its own contractor to do it.
Inside the unit, the useful jobs are the everyday ones: like-for-like fixture swaps, door and lock work, drywall patches from moving furniture, TV and shelf mounting, and regrouting and recaulking a tub surround. Renters should get the landlord's approval before anything gets attached to a wall; landlords with several units can look at our property manager page.
Township Facts That Shape the Work
North Brunswick was incorporated in 1798 as one of New Jersey's original 104 townships, and portions later separated to form East Brunswick and Milltown. It covers about 12.3 square miles, and its 2020 census population of 43,905 was up 7.8% from 2010. U.S. Route 1, the largest highway in the township, and U.S. Route 130 both run through it.
Local place names include Adams, Berdines Corner, Black Horse, Franklin Park, Livingston Park, Maple Meade, Patricks Corner, and Red Lion. The township lies in the Lawrence Brook watershed, and Farrington Lake, a freshwater reservoir, is bordered by North Brunswick, East Brunswick, and South Brunswick. North Brunswick Community Park opened in 2007 on the former Otken Farm property along Route 130.
None of that changes how a door hangs, but it does explain the mix in the ACS numbers: an old township whose housing still spans every decade, with nearly half of it pre-1980 and about one home in seven built since 2000.
What North Brunswick Homeowners Can Do Without a Permit
New Jersey's construction code defines ordinary maintenance in N.J.A.C. 5:23-2.7, and for one- and two-family dwellings those jobs need no permit. The list includes interior and exterior painting, interior finishes like drywall under 25% of the wall area, new flooring material, trim, cabinets and bathroom accessories, screens, gutters and leaders, door and window replacements that keep the same opening, and faucet, trap, switch, receptacle, and light fixture replacements with similar items.
Condos and other buildings beyond two families can be treated differently under the code, which is one more reason to check with your association first. Work that adds or moves anything goes through the North Brunswick construction office, and we leave it to licensed contractors.
Homes Built Before 1978
Close to half of North Brunswick's housing predates 1980, per the ACS, though the federal line is 1978. The EPA's Renovation, Repair and Painting rule (40 CFR 745) applies when work in pre-1978 housing disturbs over 6 square feet of painted surface per room inside, or over 20 square feet outside; above those amounts the work requires lead-safe methods and an EPA-certified firm. Most small repairs never get near the threshold. A trim replacement across a whole room might, so share your home's build year when you ask for a price.
Hiring a Handyman in North Brunswick: The Numbers
We charge flat packages: the Visit at $345 covers up to 2 hours, the Half Day at $595 up to 4 hours, and the Full Day at $1,095 up to 8 hours. Individual items are $175 an hour and capped at the cost of the package that fits them. Materials appear on the quote before any work.
As a national reference, HomeGuide (handyman prices, August 2023) reports hourly rates of $50 to $80 for self-employed handymen and $75 to $125 for companies, excluding materials, and says minimum charges commonly fall between $75 and $200, with $30 to $80 trip charges when a handyman goes out for materials. Those figures are national, not North Brunswick prices.
New Jersey's home improvement rules (N.J.S.A. 56:8-151; N.J.A.C. 13:45A-16.2) say that once a contract tops $500 it must be written and signed, and it has to state the start and completion dates, the full price, and the contractor's registration number, NJ HIC #13VH13918800 in our case. Homeowners can cancel such a contract within three business days.
North Brunswick Questions
I own a townhouse. Who fixes my deck?
It depends on your association documents. Some associations own and maintain decks; others leave them to the owner. If yours is owner-maintained, board, railing, and stair repairs are on our deck and fence repair page. If not, the association's contractor handles it.
Can you replace a bathroom fan in my condo?
If the new fan goes in the same spot on the existing wiring and still vents the same way, yes, as a like-for-like replacement. If the old fan never vented outside, or the job means new wiring or a new duct run through a shared space, that becomes a job for an electrician and possibly your association.
