    How does billing work for property managers?

    Standing accounts run time and materials at $135 to $150 per hour depending on scope and volume, invoiced per property with photos of completed work. One-off turnovers can also be quoted flat. Either way you get one invoice, not a stack of them from three trades.

    How fast are turnarounds?

    Punch lists are usually cleared within the week, and turnover units get priority scheduling because we know the math: every day a unit sits empty costs more than the repair list did.

    Do you handle tenant coordination?

    Yes. Give us the tenant's number and a work window; we schedule directly, send an on-the-way text, and report back with photos when the list is done. You stay out of the middle.

    What work is in scope?

    Everything on a typical make-ready or maintenance list: drywall and paint touch-ups, doors and locks, caulk and grout, fixture swaps, shelving, small carpentry, and shed or exterior repairs. Licensed-trade work like panels or gas gets coordinated with the right trade, not improvised.

    Are you insured, and can you provide a COI?

    Yes. Licensed NJ home improvement contractor (NJ HIC #13VH13918800), insured, and a certificate of insurance is available for your files before the first work order.
