Straight Answers
Do I need a permit for deck repairs in NJ?
Repairs and like-for-like replacement of boards, railings, and stairs are ordinary maintenance: no permit. A new deck, a bigger deck, or replacing the ledger board attached to the house is structural and needs a permit, and that's outside what we do.
Can you just replace the bad boards instead of the whole deck?
That's most of our deck work. If the joists underneath are sound, we swap the soft or split boards, re-screw the loose ones, and the deck has years left. We check the framing while we're in there and tell you honestly if it's past that point.
When is the best time to stain a deck?
Late spring or early fall in Central Jersey, with two dry days in a row and temperatures between 50 and 85. The deck needs to be clean and fully dry first; we wash it on day one and stain on day two.
My fence posts are leaning. Can they be fixed?
Usually, if the post itself isn't rotted at the base. We dig out, plumb, and re-set the post in fresh concrete. If the post is gone at ground level, we replace it and reuse the panels where they're sound.
